Mortgage Interest Tax Relief in the Netherlands (for First-Time Buyers)
First-time buyers in the Netherlands can reduce their housing costs through mortgage interest tax relief. This allows homeowners to deduct mortgage interest payments from their taxable income, under certain conditions.
Who qualifies for mortgage interest relief?
You are eligible if:
- the property is your primary residence;
- the mortgage is used to buy, improve or maintain the home;
- the loan is fully repaid within 30 years using an annuity or linear structure.
These conditions are verified by the Dutch Tax Authority (Belastingdienst).
How do you claim mortgage interest relief?
There are two main ways:
1. Annual income tax return
When filing your annual tax return, you declare:
- total mortgage interest paid;
- the property's official WOZ value;
- outstanding mortgage debt.
Any eligible tax relief is refunded after assessment.
2. Provisional tax assessment (monthly benefit)
First-time buyers can also apply for a provisional tax assessment, allowing them to receive mortgage interest relief monthly instead of annually.
This helps lower net monthly housing costs, which can be crucial for starters.
Important notes for first-time buyers
- Mortgage interest relief is limited to 30 years.
- The tax benefit depends on income level and tax bracket.
- The owner-occupied home value (WOZ) partially offsets the deduction.
